Housing Counseling - This program provides one-on-one counseling for those seeking to buy their own homes. It provides information on mortgage products, predetermining the amount of home purchase, how to find a home, fair housing, down payment assistance, etc.
Homebuyer's Education - This is an 8 hour workshops presented by professional in the various areas of purchasing a home. This workshop is required to qualify for various mortgage products and/or down payment assistance.
Budgeting & Money Management - This program involves a series of workshop' aim at assisting individuals to maximize their earnings. Topics include saving & investment, insurance, etc.
Credit Counseling - One major factor keeping individuals from purchasing their own home is derogatory credit. This program involves helping in solving credit problems.
Individual Development Account (IDA) is an asset based restricted savings account that matches the deposits made by qualified account holders to enable them to acquire a long-term asset. Long-term assets are defines as purchasing a home, education and training (beyond high school) and micro-enterprise (small business) development, if applicable. This program includes improving the economic literary skills of the participants in the areas of savings, budgeting and credit. The purpose of this program is to encourage savings and building assets among low wealth citizens.

New Home Construction - Along with the construction of your new home, you may receive own payment and closing costs assistance starting at $1,000 up to $20,000 (depending on qualifications and availability).
The East Spencer Home Ownership Program is operated in partnership with Prosperity Unlimited, a non-profit housing development corporation.
